Sales

(Not so) Standard Agency Service

Our Standard Agency Service is anything but standard! A combination of what you would expect from a traditional estate agent service, but with lots of convenient modern extras on top.

Payment Method

Sales Fees

  • The fees listed below are locked until 31st March 2024, at which point they will be reviewed
  • All fees listed below work on a no sale, no fee basis, meaning you don’t pay anything if your property doesn’t sell
  • Price caps have been put in place at each property value bracket to ensure you never pay more than you would at the lowest point in the next bracket
  • All fees include VAT where applicable

Tenant Find Only Service

  • Property photography, measurement, and brochure creation
  • 360 degree virtual tour creation
  • Property marketing via To Let board, Zoopla, On The Market,  weardaleproperty.co.uk and social media
  • Agent hosted viewings (where preferred)
  • Tenant applications management
  • Applicant due diligence and referencing
  • Preparation of tenancy agreement
  • Handling initial monies including first month’s rent and deposit
  • Provide the Tenant with the Landlord’s payment details for recurring rental payments

Cost: Upfront fee of 100% of 1 month’s rent (£695 minimum charge)

  • Energy Performance Certificate: £90

  • Inventory and Schedule of Condition: £180

Tenant Find & Rent Collection Service

Cost: Upfront fee of 70% of 1 month’s rent (£520 minimum charge) then 8% of monthly rent

 

Tenant Find & Fully Managed Service

  • Property photography, measurement, and brochure creation
  • 360 degree virtual tour creation
  • Property marketing via To Let board, Zoopla, On The Market, weardaleproperty.co.uk and social media
  • Agent hosted viewings (where preferred)
  • Tenant applications management
  • Applicant due diligence and referencing
  • Preparation of tenancy agreement
  • Arrange safety inspections (cost of certificates not included, see certificate costs)
  • Deposit collection and holding in deposit protection scheme
  • Rent collection from tenant and electronic transfer of rent (minus 14% fee) on a monthly basis
  • Updating utility companies
  • Management of maintenance issues (costs to be pre approved by landlord)
  • Arrange annual safety inspections (cost of certificates not included)
  • Property visits as required

Cost: Upfront fee of 70% of 1 month’s rent (£520 minimum charge) then 14% of monthly rent

Found Your Own Tenant?

Tenancy Set Up Service

If you already have a tenant lined up and don’t need the property marketing, but would like us to take care of the tenancy set up for you, we can do that for a fee of £245. The Tenancy Set Up Service includes:

  • Applicant due diligence and referencing
  • Preparation of tenancy agreement
  • Handling initial monies including first month’s rent and deposit
  • Provide the Tenant with the Landlord’s payment details for recurring rental payments

The monthly fees shown in in the Rent Collection and Fully Managed options above can also be applied to the Tenancy Set Up Option. For example, if you find your own tenant and wish to go with the Tenancy Set Up Service (£245), you may also chose to add on monthly rent collection (8% monthly fee) or the fully managed service (14% monthly fee).

All client money* collected from tenants on behalf of landlords is protected by the Money Shield Government Approved Client Money Protection Scheme

*£50,000 maximum individual claim

All tenancy deposits are registered with, and protected by the Tenancy Deposit Scheme

Tenant Fees

Recurring Tenant Fees

  • In addition to the monthly rent, tenants will be fully liable for all council tax, utilities and communication services associated to the property for the duration of the tenancy

Deposits

  • Refundable holding deposit, payable on application – 1 week’s rent
  • Refundable tenancy deposit, payable on signing of tenancy agreement – up to 5 weeks rent

Defaults and Tenancy Changes

 

  • Late rent (more than 14 days late) – Interest charged at 3% above the Bank of England’s base rate for each day that the payment has been outstanding beyond 14 days
  • Lost key or security device – charged at cost of replacement.
  • Changes to the tenancy agreement (at tenant’s request) £50 or reasonable costs incurred if legal work required
  • Early termination of a tenancy agreement at the tenant’s request – Up to the value of the landlords cost of re-letting plus continuation of full rental payments until a new tenancy agreement begins.
