Lettings – Landlord Services & Fees

All prices include VAT where applicable.

Tenant Find Service

This is suitable for Landlords who are comfortable with current lettings legislation and comfortable liaising directly with their tenants to manage maintenance of the property and ongoing communication about the tenancy.    

The tenant find service includes:

  • Property photography, measurement, and brochure creation
  • 360 degree virtual tour creation
  • Property marketing via To Let board, Rightmove, Zoopla, On The Market, weardaleproperty.co.uk and social media
  • Agent hosted viewings (where preferred)
  • Tenant applications management
  • Applicant due diligence and referencing
  • Preparation of tenancy agreement
  • Handling initial monies including first month’s rent and deposit, and registering the deposit with the Tenancy Deposit Scheme
  • Provide the Tenant with the Landlord’s payment details for recurring rental payments

Cost: Upfront fee of 100% of 1 month’s rent (£695 minimum charge)

Inventory and schedule condition is NOT included within the the tenant find service, should the landlord require us to provide an inventory and schedule of condition this can be provided for a fee of £180

Tenancy Set Up Service

If you already have a tenant lined up and don’t need the property marketing, but would like us to take care of the tenancy set up for you, we can do that for a fee of £245. The Tenancy Set Up Service includes:

  • Applicant due diligence and referencing
  • Preparation of tenancy agreement
  • Handling initial monies including collecting the first month’s rent and deposit, and registering the deposit with the Tenancy Deposit Scheme
  • Provide the Tenant with the Landlord’s payment details for recurring rental payments

Landlord Anti-Money Laundering Checks

We are obliged to conduct Anti-Money Laundering (AML) checks on all Landlords, this is a legal requirement, it’s an online process and doesn’t affect your credit score. We charge a fee for the checks of £60 (including VAT) per property (not per individual). 

      All client money* collected from tenants on behalf of landlords is protected by the Propertymark Client Money Protection Scheme. The accounting rules of the company’s CMP provider can be viewed HERE.

      *£50,000 maximum individual claim

      All tenancy deposits are registered with, and protected by the Tenancy Deposit Scheme

      Tenant Fees

      ID, Anti-Money Laundering, and Financial Sanction Checks

      • We are obliged to conduct Anti-Money Laundering (AML) and Financial Sanction checks on all prospective tenants, this is a legal requirement, it’s an online process and doesn’t affect your credit score. We charge a fee for the checks of £60 (including VAT) per property (not per individual). This fee shall be collected from any applicants who are short-listed by the landlord and would like us to progress their application.

      Recurring Tenant Fees

      • In addition to the monthly rent, tenants will be fully liable for all council tax, utilities and communication services associated to the property for the duration of the tenancy.

      Deposits

      • Refundable holding deposit, payable on application – 1 week’s rent.
      • Refundable tenancy deposit, payable on signing of tenancy agreement – up to 5 weeks rent.

      Defaults and Tenancy Changes

      • Late rent (more than 14 days late) – Interest charged at 3% above the Bank of England’s base rate for each day that the payment has been outstanding beyond 14 days.
      • Lost key or security device – charged at cost of replacement.
      • Changes to the tenancy agreement (at tenant’s request) £50 or reasonable costs incurred if legal work required.
